Trophy Nelson hotel investment listed

Buyers have a rare chance to secure a character coastal hotel investment in one of Nelson’s most desirable waterfront locations.

Sale is by deadline private treaty closing on Friday 6 March.

Dixon said the offering came as a resurgent New Zealand’s tourism sector transitioned out of "recovery mode" into a new phase of growth and infrastructure investment.

International visitor arrivals recently topped 3.5 million for the first time since Covid-19 and are set to surpass the pre-pandemic peak to reach new highs.

Dixon said the hotel was a trophy asset ripe with options for buyers to optimise operations to capitalise on visitor growth.

“New owners have an opportunity to re-establish the hotel operations and take advantage of the existing guest mix and revenue stream, with the option of inserting their own management and/or brand.

“Alternatively, they could opt to modify the hotel rooms and reposition the property to a more high-end boutique offering,” Dixon said.

The Suburban Commercial-zoned property includes buildings constructed circa 2003 with a total floor area of some 778 square metres.

The main hotel building spans two floors. Dual front entries on the ground floor open to an impressive main public area with timber wall panelling and exposed timber ceiling beams lending a rustic character. A dining room area with feature brick walls hosts functions.

Upstairs are guest rooms in varying sizes and configurations alongside the two-bedroom manager’s accommodation, which features a large open-plan living area and well-appointed kitchen and bathroom.

A wooden boardwalk passes around a pond on the northern side of the site. The balance of the land has been planted with trees, shrubs and landscaped gardens. The hotel operation is supported by plenty of onsite guest parking.

Ireland said the sale also included furniture and furnishings and extensive fit out of accommodation units. The guest rooms come with Queen beds and tiled three-piece bathrooms.

The value of the property, assets and business were underpinned by a highly desirable location, she said.
