Merivale retail complex sale opens gate to investors

A high-profile suburban complex housing six diverse and well established boutique retailers is up for sale in one of Christchurch’s most desirable locations.

The Merivale property known as Village Gate is home to an upmarket jeweller, an award-winning florist, a café, a barber, a charity shop and a specialist trader of art, antiques and collectibles.

A prominent position on Papanui Road assures the complex of easy access and excellent visibility to some 20,000 passing vehicles per day in an area known for attracting affluent customers.

The fully-leased premises generate a combined annual net rental return of $259,926 plus outgoings and GST.

Now on the market for the first time, the freehold property at 186 Papanui Road, Merivale, Christchurch, is being offered for sale through sole agents Michael Girgis and Alex White of Bayleys Canterbury.

The site will be sold by deadline private treaty closing on Thursday 13 March, unless sold prior.

The building consists of approximately 551 square metres. It sits on some 1,011 square metres of freehold land, zoned Commercial Core under Christchurch’s district plan.

Girgis said the complex enjoyed some 20 metres of frontage to busy vehicle and foot traffic on Papanui Road.

“Two street-front tenancies are occupied by award-winning florist Fleur by DK and a Nurse Maude Hospice Shop. These are the two largest tenancies, at approximately 94 square metres and 166 square metres respectively.

“The others are accessed from Papanui Road via a covered walk-through lane traversing the middle of the complex, with access also available from the rear of the building.

“These tenancies are home to Mason Carter, a Christchurch jewellery maker with a heritage going back 35 years, along with Chicoti’s café, Man Up Barbershop, and art, antiques and collectables dealership The Vintro Room,” said Girgis.

White said the location provided excellent accessibility for vehicles and pedestrians, with handy parking options nearby.

“The property benefits from its central placement between the central city and Northlands Mall, making it a prime spot for businesses looking to capitalise on the area’s thriving commercial environment.

“Surrounded by upscale boutiques, cafes, and professional services, Merivale has transformed into a niche centre catering to affluent residents with specialist and higher-value retail offerings,” White said.

The Village Gate complex also benefits from being across the road from Merivale Mall, whose high-end fashion, lifestyle stores, and stylish restaurants and bars draw people to the area from across the city.

“The commercial sector in Merivale has shown resilience and growth, evidenced by an increase in businesses and robust spending. As higher-value retail competitors return to the central city, this property represents not just a commercial space. It’s also a unique opportunity to be part of a dynamic business community in one of Christchurch’s most coveted districts, appealing to investors and businesses on a national scale,” White said.
