The freehold land and buildings at 46 Falcon Road are being marketed for sale by Graeme Donaldson and colleague Levi Dwan of Bayleys Canterbury, with the property having an asking price of $4,400,000 plus GST (if any).

Donaldson says the offering represents a quality, income‑producing suburban investment with strong fundamentals just 25 kilometres southwest of central Christchurch.

Donaldson says the centre’s corner positioning at Falcon Road and Branthwaite Drive ensures excellent accessibility and draws on an engaged residential catchment.

“Rolleston’s population has expanded from a small rural base to more than 30,000 in just over two decades, supported by affordability, amenity and strong land conditions. The district has seen sustained investment in housing, education and commercial development since the 2011 earthquakes.

Rolleston’s large‑scale industrial business park has become a major logistics and manufacturing hub, attracting national and international operators and driving employment growth. The Southern Motorway extension has further strengthened connectivity, reducing travel times to Christchurch and enhancing the Selwyn district’s appeal.
