Christchurch Site Set for Major Industrial Use

One of the South Island’s most pivotal industrial development sites is on the market ripe for a new facility to rub shoulders with heavyweight national and international operators in Christchurch’s Hornby.

The approximately 5 hectares of bare freehold land for sale on Aruhe Road boasts standout profile to State Highway 1, excellent access, and easy connections across the region via the nearby motorway network. A strategic position within Christchurch’s western industrial corridor places it in the heart of the South Island’s largest hub of warehousing, manufacturing, and logistics activity.

Zoned for wide-ranging heavy industrial activities, the site is being sold as surplus land by supermarket business Foodstuffs which operates a large-scale distribution centre on a neighbouring property.

Bayleys salesperson Mitch Ryder says the sale represents a nationally significant chance to secure the largest landholding of its type in Christchurch.

“This is the last opportunity to acquire unencumbered freehold Industrial Heavy-zoned land on this scale, in the South Island’s leading industrial precinct.

“Astute investors, developers, owner-occupiers, and tenants will be aware of the desirability of this location.

“The greater Hornby area has cemented itself as the core stronghold for storage, distribution and manufacturing in Christchurch thanks to its city metro location, unrivalled motorway accessibility, and ready labour supply from the surrounding residential catchment,” Ryder says.

The property at 16 Aruhe Road is being offered for sale by negotiation through Ryder, and colleagues Jesse Paenga and William Wallace, of Bayleys Canterbury.

Paenga, Bayleys’ South Island Director of Capital Markets, says the successful buyer also gains first option to acquire the site next door at 18 Aruhe Road, providing even greater road profile to State Highway 1.

“New owners have a unique chance to gain a foothold and create a keystone industrial facility alongside other heavy hitting operators in this pivotal location,” Paenga says.

Neighbouring properties house an array of manufacturing, transport and logistics operators, major distribution centres for Foodstuffs and Glassons, and other big names like NZX-listed Fletcher Building and international packaging business Oji Fibre Solutions.

“Large-scale, development-ready land in this part of the city is becoming increasingly scarce. Much of the surrounding industrial-zoned land has been absorbed by owner-occupiers, institutional developers, or long-term leasehold users.

“This scarcity underscores the significance of any opportunity to secure a parcel within the core Islington/Hornby industrial zone – particularly one that benefits from established infrastructure, functional access, and proximity to large-format logistics operations such as Foodstuffs, Big Chill, and Cardinal Logistics,” says Paenga.

Wallace, who is Bayleys Commercial South Island General Manager, says exceptional connectivity to Christchurch’s city centre, international airport, port, and wider South Island transport networks has fuelled the area’s rise as a premier industrial and logistics hub.

“This status is underscored by the success of nearby developments such as Calder Stewart’s 150-hectare Hornby Quadrant Business Park, Ngai Tahu’s 41-hectare Mania Business Park, and Waterloo Business Park – a 100-hectare master-planned precinct that has set a new benchmark for infrastructure, amenity, and future-focused industrial design.

“While opportunities within Waterloo are increasingly limited, its presence significantly elevates the long-term value and desirability of adjoining landholdings such as 16 Aruhe Road,” Wallace says.
