A new commercial and industrial development in Cromwell is being brought to market amid growing demand for flexible business premises across Central Otago, offering owner-occupiers, trade operators and investors the opportunity to secure space within one of the region’s fastest-growing commercial corridors, Bayleys brokers say.

Bayleys Queenstown and Cromwell Commercial and Industrial associate director, Henry Napier, together with colleague William Gubb, is marketing Saleyards Business Park, a proposed 29-unit commercial and industrial development at 10-14 Old Saleyard Road. The units range from approximately 60sqm to 120sqm, with prices starting from $406,000.

The project is being marketed for sale amid a national shift toward smaller, more efficient business premises that can support several functions within a single footprint.

Rather than carrying the cost and complexity of oversized premises, many businesses are prioritising flexible space that can accommodate storage, workshop, showroom, office and logistics functions within a single, efficient footprint.

Napier says Central Otago’s economic evolution is creating a new layer of demand for modern commercial and industrial property.

“Cromwell increasingly functions as the commercial midpoint between Queenstown, Wānaka, Clyde and Alexandra, with businesses servicing customers and projects across multiple locations from a single operational base.

“That has created strong demand for premises that are functional, adaptable and appropriately scaled for modern business use.”

The development forms part of the wider Saleyards Industrial and Commercial Development and benefits from dual frontage to State Highway 6, providing profile and accessibility within one of Central Otago’s most active business locations.

Architectural concepts have been designed to support a broad range of occupiers, incorporating high-stud warehouse space, roller-door access, optional glazed frontages, mezzanine-ready configurations and the ability to integrate customised fit-outs and upgraded power requirements.

Plans include 64 on-site car parks and the flexibility to accommodate multiple-unit configurations.

Bayleys Queenstown and Cromwell Commercial and Industrial regional manager, William Gubb, says the versatility of the units broadens their appeal well beyond traditional commercial and industrial users.

“Businesses today often require a blend of operational capability and customer-facing presentation. These units can support everything from trades and specialist warehousing through to retail showrooms, design studios, fitness operators and hybrid commercial businesses.

“That flexibility allows owners to adapt the space as business requirements evolve.”

The offering is also likely to resonate with investors drawn to an asset class supported by persistent supply constraints and broad occupier demand throughout New Zealand.

Small-format commercial and industrial assets have become increasingly desirable for their affordability, broad tenant appeal and comparatively accessible price points.

For owner-occupiers, the proposition extends beyond simply securing premises.

“As businesses grow, many owners are looking to bring their occupancy costs under greater control and build equity within the property they operate from,” Gubb says.

“Modern commercial and industrial units provide an opportunity to achieve both outcomes while maintaining flexibility for future growth.”

The requirement for modern business accommodation is increasingly becoming a byproduct of Central Otago’s broader success story, with population growth, business expansion and private investment collectively driving demand for new workspace and operational facilities.

“Businesses can only grow if the infrastructure exists to support them,” Gubb says. “Commercial and industrial property is an important part of the equation, providing the space that enables businesses to invest, employ and service expanding markets. Central Otago’s growth story is creating demand for exactly that type of accommodation, and Saleyards Business Park is well-positioned to play a critical role in supporting that growth.”
