Airport precinct investment turbocharge

A substantial, fully-leased industrial asset anchored in one of Auckland’s most established logistics and distribution hubs is for sale, giving investors a chance to secure scale, cashflow, and long‑term positioning in a location where quality stock seldom comes to the market.

Strategically sited within the Airport Oaks industrial precinct, 30 Aintree Avenue, Māngere comprises functional, modern industrial accommodation, including high-stud warehousing, expansive yard and loading areas, and ancillary office space, well-suited to astute occupiers looking for locational advantages.

The industrial facility has approximately 13,276sqm of gross lettable area inclusive of yard, with access to the 14,846sqm freehold site provided directly from Aintree Avenue via a pair of double swing gates and a separate automated sliding gate, supporting secure and efficient vehicle entry.

At the core of the asset is a high-clearance warehouse offering an approximately 9-metre stud height and 11.8 metre ridge height. Nine on-grade roller shutter doors provide streamlined goods’ movement, and there is a concrete hardstand, service yard areas, weather-protected canopies, and carparking to the front of the site with 31 bays. The facility is Ministry for Primary Industries (MPI) certified, and the large yard allows for efficient devanning and truck movements.

Recently-refurbished office accommodation is arranged over multiple levels, with a functional mix of reception, open-plan workspace, meeting rooms, staff amenities and canteen facilities, supporting the operational requirements of large-scale industrial occupiers.

The property is fully-leased to two prominent multi-national occupiers: French-based global food and beverage company Danone, and one of the world’s largest and most established logistics providers, Swiss-headquartered Kuehne+Nagel. The property was purpose-built in 2019 for Kuehne+Nagel as its airfreight perishable facility.

The asset generates a passing net income of $2,175,789 per annum plus GST, providing immediate scale and secure in-place cashflow with both leases having annual rent review provisions, and a final expiry date of 5th May 2030.

The Business – Light Industry zoned property is for sale via an international expression of interest campaign closing Thursday, 28th May through Scott Campbell, Greg Hall, and Sunil Bhana of Bayleys.

The property presents as a practical and established industrial asset with the scale, functionality and configuration sought by occupiers in the tightly held Airport Oaks/Māngere precinct, says Campbell.

“The facility has been proactively managed and well-maintained, and its recently-assessed 75 percent new building standard seismic rating provides the assurance of near–new‑build quality while remaining at a competitive price point.

“We see the property as suitable for high-net-worth buyers, institutional entities, or syndicators looking to acquire a cornerstone asset in the broader airport precinct which is underpinned by immediate access to State Highway 20A, Auckland International Airport itself, and key motorway networks, supporting efficient regional and national distribution.”

A new owner could look to recalibrate the existing leases, or, on expiry, seek large format operators who require a scaled presence, says Hall.

“With future development land within the airport precinct constrained, sites of this size will remain in high demand.

“With no renewal rights on the existing leases, investors have an opportunity to reposition the asset by targeting occupiers seeking to secure the entire premises, particularly operators looking for scale and a future‑focused base.”

Māngere continues to be regarded as one of Auckland’s most resilient industrial markets, offering investors long-term income security and compelling fundamentals.

“Vacancy levels remain negligible in the precinct, and its ongoing popularity is assured given the infrastructural advantages and increased amenity of the wider airport precinct.

“Proximity to the motorway network and the Wiri inland port/South Auckland freight hub underscores the location, and the operational advantages cannot be underestimated for major operators in the industrial sector.”
