Whether it’s a beachfront home in the Bay of Islands, a lakeside retreat in Queenstown, or a harbourfront villa in Auckland, Bayleys Q3 Waterfront Residential Update revealed an estimated 1,561 waterfront property sales across New Zealand between April 2023 and March 2024 in total, with an average sale price of $1,265,825. It also found that buyers saw real value in a slice of waterfront paradise, paying an average price premium of 45 percent compared to surrounding non-waterfront homes.

Limited supply and sustained demand means waterfront homes often retain their value, and with the added potential for holiday rental income or future development, they continue to be sought-after by both domestic and international buyers.

Recreational opportunities are another major drawcard as well. Waterfront homeowners often have direct access to swimming, boating, paddleboarding, kayaking, and fishing, right from their backyard. For many, it means less time commuting and more time living: launching a boat without leaving the property, hosting long lunches on the deck after a morning swim, or casting a line after work just a few steps from the front door.
