1km of motorway frontage anchors development play

A landmark landholding with nearly one kilometre of State Highway 1 frontage in the heart of South Auckland’s fastest-growing corridor presents investors and developers with an unprecedented opportunity to create a precinct of scale, Bayleys brokers say.

Bayleys South Auckland’s Shane Snijder, Peter Sullivan, and Kristina Liu are marketing the 32ha (more or less) site across seven freehold titles at 2247-2289 State Highway 1, Bombay, for sale by auction, scheduled for 11am on Tuesday, 4th November 2025 (unless sold prior).

Snijder says the parcel is currently producing a combined holding income of approximately $193,000 net per annum from a mix of produce, retail, cropping and residential tenancies, offering short-term income while longer-term planning and consenting strategies are advanced.

The property benefits from nearly one kilometre of high-profile motorway frontage with direct north-and-south-bound access to State Highway 1. More than 60,000 vehicles pass the site daily, providing unparalleled visibility and exposure.

“This is a significant chance to secure one of the few remaining large-scale land parcels on Auckland’s southern fringe - a true gateway position that commands attention not only for its profile but for the scale and flexibility it offers.”

Snijder notes that the Bombay landholding comes to market alongside another substantial opportunity in South Auckland - a 27ha site in Pukekohe which has recently been live-zoned to unlock urgently needed housing supply.

“While the Pukekohe property represents one of the largest residential development-ready landholdings in the southern Auckland growth area, the Bombay site offers a complementary play – providing scale, frontage, and the potential to create a landmark, mixed-use precinct at the gateway to the region.

“Together, these sites highlight the scale of investment and development momentum across Auckland’s southern corridor. Both are rare in size and timing, and both speak to the strength of demand and confidence in Auckland’s fastest-growing precincts.”

South Auckland is transforming on a scale rarely seen in New Zealand, with billions in public and private capital directed toward infrastructure and masterplanned development.

The 361ha mixed-use precinct Drury South Crossing, Kiwi Property’s planned 51ha Drury Town Centre, Fisher & Paykel Healthcare’s 104ha Karaka acquisition, and multiple large-scale residential subdivisions highlight the region’s evolution from rural periphery to future metropolitan hub.

Government investment of $2.4 billion in transport infrastructure, including the four-lane transition of Mill Road, new rail stations at Drury and Paerata, and upgrades to State Highway 1, further cements the area’s role as a future growth engine.

The site is currently zoned Rural - Mixed Rural, a designation that has historically supported horticulture and cropping. However, Snijder says that given its size, prominent and context, the land’s highest and best use will likely be realised through alternative zoning and masterplanning.

“The ability to realise this land as a landmark project, incorporating industrial, commercial, residential or mixed-use outcomes, is where true opportunity lies. It’s an opportunity to create something that reflects Auckland’s growth trajectory while continuing to shape it.”

Positioned within Auckland’s ‘Golden Triangle’ - the area linking Auckland, Hamilton, and Tauranga – the site benefits from a position at the gateway to the country’s most dynamic economic zone - home to half of the national population and GDP.

“Opportunities of this scale and prominence, in the direct path of population and economic growth, are seldom available. This landholding offers investors and developers a chance to anchor themselves at the very front line of Auckland’s southern expansion.”
